After 25+ years in this market I keep coming back to the same thesis: Long Island retail real estate is scarce, essential, and landlord-friendly. You can’t build a new strip mall in most of Nassau County — the land isn’t there, the zoning isn’t there, the opposition is real.

What exists is what exists. That scarcity is the single biggest factor supporting values here. It isn’t changing.
