Rates came down from the peak but not enough to change deal economics dramatically. Most buyers are underwriting at 6.5–7% debt costs and working backward. The deals that work have strong in-place income, below-market rents with upside, or value-add potential.

Pure stabilized deals at tight caps are a hard sell. The math has to work.
